Tiny Houses That Can Be ADA Compliant

By Kevin Harrington

On the list of grievances of most tiny homes is often that quite a few are not adequate for people who are disabled. The majority of wheelchairs and other mobility assistive devices cannot fit or navigate around in many tiny homes on wheels or launch micro homes on foundations.

According to the Americans with Disabilities Act, ADA compliant home plans are floor plans including features which make it more user-friendly for people who are disabled. However, creating a home ADA compliant doesn't necessarily make the tiny home simply for someone who is disabled, a tiny home with ADA compliant elements can also be used for those non-disabled. These features also can translate over to any senior homeowner or someone who is developing a house for retirement living or potential future medical difficulties.

These floor plans are generally one-story and integrate details such as no-step entries, wheelchair ramps, larger doorways and hallways, open floor plans and lower door handles, windows and light switches. Bathrooms can contain handrails, walk-in showers and baths, touchless bathroom faucets, and toilet safety seats.

Cozy Home Plans is proud to introduce the Regal Mountain small home floor plan, the first of various ADA compliant home plans planned for Cozy Homes. This 640 square foot small house plan includes a welcoming 612 foot covered porch along with a 36" front door which is wheel chair accessible. This floor plan consists of an open and roomy living, kitchen and dining area without any obstructions for easier mobility. Elements that are ADA compliant include extra-wide hallways, large doors, a bathroom with ample room for maneuvering in a wheel chair, and an oversized shower. The large master bedroom has enough room for a king-sized bed and a large closet. This floor plan also features doors to the backyard, one from the dining area along with another from the master bedroom for convenience.

While this is the only ADA compliant tiny house floor plan at Cozy Home Plans, we have more floor plans coming in the future. On the other hand, with only a few modifications the vast majority of our current small home floor plans could be modified for everyone with special needs. This could add 15-20% more to the total size but it is certainly something to consider when planning on your long-term requirements.

If you're considering downsizing to a tiny and looking for a small home floor plan which is appropriate for anyone disabled or has special design requirements, have a look at our newest ADA compliant tiny house.
